Privacy Policy
Terms & Conditions
SnagSense Ltd Last updated: August 2026
These Terms & Conditions ("Terms") govern the use of our website and the snagging inspection services provided by SnagSense Ltd ("we", "us", "our"). By booking an inspection with us, you ("the Customer") agree to these Terms.
1. Our Services
SnagSense Ltd provides professional snagging inspection services for new-build residential properties in the UK. Our inspections identify visible defects, unfinished work, and issues with fixtures, fittings, and finishes, and we provide a written report of our findings following the inspection.
We do not provide inspections for refurbished properties.
Our inspections are visual and non-invasive. We do not carry out structural or mechanical testing, and our findings do not constitute a building survey, structural survey, or warranty of any kind.
We use a socket tester to check the basic function of electrical sockets. Beyond this, we do not carry out any further electrical testing, and we do not test for gas leaks, or inspect boiler or plumbing systems. Any concerns relating to gas, boilers, plumbing, or the wider electrical system should be raised with a qualified, registered tradesperson.
Where appropriate, we use a thermal imaging camera as part of our inspection. Thermal imaging is weather-dependent and may not produce reliable results in hot weather or where there is insufficient temperature differential. In such cases, thermal imaging findings may be limited or unavailable, and this will be noted in our report where relevant.
We do not use drones during our inspections. We also do not remove fittings such as bath panels, access panels, or kitchen plinths, in order to avoid causing damage to the property. Any areas concealed behind these fittings fall outside the scope of our inspection.
We do not climb onto roofs, and we do not inspect any area that our surveyor reasonably deems unsafe to access. Any such areas will be excluded from our inspection and noted in our report where applicable.
2. Bookings and Payment
Bookings are made through our online booking system and confirmed once payment has been received in full.
Prices for each inspection type are shown on our website at the time of booking.
Payment is processed securely by Stripe. We do not store your card details.
3. Conflict of Interest
We ask customers to provide the developer's name when booking, where known. SnagSense is committed to carrying out independent, impartial inspections. In the rare event that we identify a conflict of interest (for example, where our surveyor is otherwise employed by the relevant developer), we reserve the right to decline or cancel the booking. In this case, we will contact you promptly and issue a full refund.
4. Cancellations and Rescheduling
By the Customer: If you need to cancel or reschedule your inspection, please contact us as soon as possible. Cancellations made more than 48 hours before the scheduled inspection will receive a full refund. Cancellations made within 48 hours of the scheduled inspection will receive a 50% refund.
By SnagSense: We reserve the right to cancel or reschedule an inspection due to circumstances beyond our control (including but not limited to illness, adverse weather, or access issues), or due to a conflict of interest as described in Section 3. In such cases, we will offer an alternative date or a full refund.
5. Access to the Property
The Customer is responsible for arranging access to the property at the agreed date and time, either by being present themselves or by providing the details of an access contact (name and phone number) as requested at booking. If we are unable to gain access at the scheduled time through no fault of our own, the inspection may be treated as a missed appointment and a cancellation fee may apply.
Where access is arranged via the developer's sales team or sales office, it is the Customer's responsibility to ensure the sales team has been notified of our visit in advance. If access is denied because the sales team has not been informed, this will be treated as a missed appointment. A full reinspection fee will apply for any rebooked visit, and no refund will be given for the original appointment.
The Customer must have legally completed on the property before the scheduled inspection date. If, upon arrival, we find that:
the property is a refurbishment rather than a new-build, or
the property is not in a suitable condition to be inspected (for example, the Customer has not yet completed, or the property is still under construction and not ready for a snagging inspection),
no refund will be given.
If SnagSense fails to attend a confirmed appointment, the Customer will receive a full refund. Customers should allow for reasonable delays due to traffic, particularly for longer-distance appointments, as this is outside of our control. If our surveyor is going to be late for an agreed appointment time, we will contact the Customer on the day to let them know.
By booking with SnagSense, the Customer confirms that they are 18 years of age or older and have the authority to arrange this inspection.
6. Our Report
Following the inspection, we will provide a written report detailing our findings. This report is prepared for the sole use of the Customer and is based on a visual inspection only. It does not guarantee that all defects have been identified, and it should not be relied upon as a substitute for statutory warranties, NHBC cover, or professional structural/technical surveys.
Reports will be sent within 48 hours of the inspection where possible, and no later than 72 hours.
If the Customer does not agree with a finding in the report or wishes to raise a complaint, they must contact us within 7 days of receiving the report. Complaints raised after this period will not be accepted.
7. What We Do Not Do
SnagSense Ltd identifies and reports on snags — we do not carry out any repairs, remedial works, or building work of any kind. Responsibility for arranging and completing any repairs identified in our report lies solely with the Customer and/or the property developer.
We also do not assist with moving, assembling, or installing furniture or belongings during or after the inspection. SnagSense Ltd accepts no liability for any damage, loss, or injury arising from repairs, furniture assembly, or any other work carried out by the Customer or third parties following our inspection.
8. Limitation of Liability
To the fullest extent permitted by law, SnagSense Ltd's liability for any claim arising from our services is limited to the fee paid for the inspection in question. We are not liable for any indirect or consequential loss.
Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.
9. Insurance and Accreditation
SnagSense Ltd holds Public Liability and Professional Indemnity insurance. Details are available on request.
Our surveyor is an RPSA (Residential Property Surveyors Association) accredited surveyor. Our accreditation number can be provided on request.
10. Data Protection
Any personal information you provide to us is handled in accordance with our [Privacy Policy], including how we collect, use, and share your data with third parties such as Setmore, Stripe, and Starling Bank.
11. Governing Law
These Terms are governed by the laws of England and Wales. Any disputes arising from these Terms or our services will be subject to the exclusive jurisdiction of the courts of England and Wales.
